Basement Conversion — Starting at $100,000

If you have an underutilized basement, a conversion is often the most cost-effective path to an ADU. We're talking a separate entrance, a kitchen, a full bathroom, and a livable layout. The structure is already there — what you're paying for is the work to make it a proper, code-compliant home.


Garage Conversion — $150,000 to $200,000

Garage conversions surprise a lot of homeowners with their cost. The reason is simple: you're starting with a shell that wasn't designed for people to live in. Full insulation, HVAC, plumbing, electrical, and finishing work all need to happen from scratch. Done right, a garage conversion can be a fantastic ADU — but budget accordingly.


Detached Backyard ADU — Starting at $250,000

This is the most popular option we see, and the most custom. A detached backyard unit is essentially a small home built on your property — its own structure, its own servicing, its own feel. The biggest cost drivers are distance from the main house and what utilities need to be run. The further the ADU is from your existing home, the more it costs to connect water, sewer, hydro, and drainage.

What Pushes the Cost Higher?

Finishes are flexible. Servicing is not. The biggest unknowns in any ADU budget come down to:

  • Distance from the existing home on the property

  • Whether you need a grinder pump, pusher pump, or separate septic hookup

  • Drainage, grading, and water and sewer tie-ins

  • Interior finishes and custom design choices
