Custom Home Builder in Elora & Fergus
Ready to build a home that actually fits your lot and your life? Luma Build Design plans and builds custom homes in Elora, Fergus and the Centre Wellington area, including Elmira, Arthur, Drayton, Guelph and Kitchener–Waterloo. From first concepts and budgeting through permits, framing and final finishes, we handle the full custom home construction process so you don’t have to juggle multiple contractors.

Custom Homes for Centre Wellington Lifestyles
We don’t push standard plans. Every custom home we build starts with how you live day to day – how you cook, work, relax and host family.
Whether you’re building on a rural lot, replacing an older house in town, or creating a multi-generation home with space for aging parents, we focus on smart layouts, durable materials and clean detailing that will still make sense 20 years from now.
Types of Custom Homes We Build
We design and build a range of custom homes across Elora, Fergus and nearby communities:
-
Bungalows and bungalofts – accessible main-floor living with optional lofts or bonus rooms.
-
Two-storey family homes – functional layouts with open living spaces, practical mudrooms and well-planned bedrooms.
-
Rural and estate homes – houses designed for larger country lots, views and outbuildings.
-
Multi-generation and in-law layouts – separate bedroom wings, suites or walk-out levels for extended family.
-
Homes with income suites – integrated secondary suites or ADUs designed from day one to meet code.

Our Custom Home Process
1. Early planning & budget
We start with a site visit, basic measurements and a conversation about how you want to live in the home. From there, we outline options, rough square footage and a realistic budget range so you know what’s possible before you invest in detailed drawings.
2. Design & permits
Working with designers and engineers, we develop floor plans, exterior elevations and structural details. We coordinate permit drawings and submissions with the local municipality, making sure zoning, grading and building code requirements are covered.
3. Construction
Once permits are approved, we handle excavation, foundations, framing, mechanical systems, insulation, drywall and finishes. Our team manages all licensed trades, inspections and scheduling, keeping you updated with clear communication and regular check-ins on site.
4. Handover & follow-up
Before move-in, we walk the entire home with you, create a list of any touch-ups and make sure everything is functioning as it should. We stay available after you’ve settled in to address any questions or small adjustments.

Custom Home Budgets & Timelines
Custom homes are a major investment and costs vary with size, design complexity, finishes and site conditions. Most of our clients are planning full builds with budgets in the six or seven-figure range, and we’re upfront about where your ideas sit in that spectrum.
Typical timelines for a custom home project are:
-
Planning & design: 2–4 months, depending on revisions and approvals
-
Permits and engineering: 1–3 months, depending on municipality
-
Construction: 7–12+ months, depending on size, weather and level of detail
We’ll give you a project-specific schedule after we understand your site and scope.
Why Build Your Custom Home With Luma Build Design?
-
Local experience: We’ve been building additions and new homes in Elora, Fergus, Guelph, Kitchener and surrounding communities for decades. We understand local soil conditions, inspectors and what works in Ontario’s climate.
-
Design-conscious construction: We pay attention to proportion, rooflines and details so the house looks balanced from day one and still feels current years later.
-
Hands-on project management: You deal with one team that coordinates trades, materials and inspections, instead of trying to manage the build yourself.
-
Quality over volume: We take on a limited number of custom homes at a time so we can stay involved and keep standards high.

Custom Home FAQs
Q: Do you build from existing plans or only design-build?
Both. We’re happy to work with plans you already have, or we can connect you with designers we trust and manage the full design-build process.
Q: What size of custom home do you typically build?
Most projects we take on are full-size family homes, often between two and four bedrooms, but the key factor is overall scope and budget rather than exact square footage. If you’re planning a very small structure, we may not be the right fit.
Q: Can you help us evaluate a lot before we buy it?
Yes. We can review basic zoning, services and access to help you understand what’s realistic to build on a property before you commit.
Q: Do you handle all permits and inspections?
Yes. We coordinate permit submissions, engineering, and required building inspections with the local municipality so the project stays compliant and on track.
Q: Do you help with permits and zoning for ADUs in Ontario?
Yes. Our team manages the entire process, including site planning, zoning research, permit applications, and design approvals. We ensure every secondary unit or ADU is legally built and fully compliant with all local and provincial requirements.
Q: Do you also build detached garages or secondary suites with the home?
We often plan garages, workshops and secondary suites as part of the original design so everything ties together structurally and visually. This can be more efficient than trying to add them later.
