Door sizing, insulation, electrical capacity, and flooring all affect how usable the space actually is once it's finished. Attached vs Detached: Which Is Right for You?
An attached garage is convenient, offering direct access into the home and often a shorter, less expensive build. A detached garage gives more design freedom, keeps noise, fumes, and dust away from living space, and is often the only option on properties where zoning or lot layout won't allow an attached addition. On larger rural lots around Elora and Belwood, we more often see homeowners choose detached, especially when the garage will double as a workshop.
Garage Doors: Sizes, Materials & Openers
A standard single door runs about 8 to 9 feet wide, while double doors are typically 16 feet, though oversized doors are worth considering if you're parking a truck, trailer, or larger vehicle. Steel doors are the most common for durability and low maintenance, while insulated doors make a real difference in a heated garage. We generally recommend a quality opener with battery backup, since a dead opener during a power outage is one of the more frustrating problems homeowners run into.
Insulation & Heating: Making a Garage Usable Year-Round
If a garage will be used as a workshop, gym, or heated storage space through the winter, insulation needs to go in the walls, ceiling, and ideally the garage door itself. Without it, even a good heat source struggles to keep the space comfortable in an Ontario January. We build this in from the start whenever a client tells us the space needs to be usable year-round, since retrofitting insulation into a finished garage is disruptive and costly.
Electrical, EV Charging & Lighting
Most garages need more electrical capacity than homeowners initially plan for, especially once you add power tools, a fridge or freezer, and now increasingly an EV charger. We recommend running a dedicated subpanel for anything beyond basic lighting and a few outlets, which gives room to add circuits later without opening up walls again. LED lighting on separate switches for the workspace versus the general garage area also makes a noticeable difference day to day.
Flooring Options
A broom-finished concrete slab is the standard, durable choice, but epoxy coatings have become popular for garages that double as workshops or living space, since they're easier to clean and resist stains from oil, salt, and de-icing chemicals. Whatever finish you choose, proper slope toward the door is essential so meltwater and rain drain out rather than pooling.
Storage & Layout Planning
The best garages are planned around how they'll actually be used, not just parking. Overhead storage racks, built-in cabinetry, a dedicated workbench zone, and clear walking paths around vehicles all need to be thought through at the design stage. It's far easier to plan for a loft or mezzanine storage area during framing than to add one after the roof is closed in.

The most common regret we hear is building too small, whether that's door width, ceiling height, or overall footprint. A close second is skipping insulation and electrical capacity to save on upfront cost, only to pay more later to add them in. Planning ahead for how the space will be used in five or ten years, not just today, generally saves money in the long run.
