When homeowners in Elora, Ontario asked us to turn their cold, unfinished basement into a beautiful and functional family space, we were excited to take on the challenge. At LUMA Build Design, basement renovations are one of our favourite projects because they completely transform how a home is used — and this 1200 sq. ft. space was no exception.
In just four weeks, we took an empty concrete basement and turned it into a playroom, movie room, and extra bedroom/gym space that the whole family can enjoy. Here’s how we did it — and what you should know if you’re planning your own basement renovation in Elora, Ontario.

Before: A Cold, Unfinished Space With Potential
Like many newly built homes, this basement had never been finished after construction. It was essentially a storage space — bare concrete floors, exposed framing, no insulation, and limited lighting. But beneath all that, there was tremendous potential.
Our clients wanted to turn the area into a multi-functional family space: a cozy movie room for weekends, a playroom for their kids, and an additional room that could double as a guest bedroom or home gym. The challenge was to make the basement not only functional but also warm, inviting, and durable enough to handle everyday family life.

Step 1: Insulating and Building the Foundation
Every great basement renovation starts with the essentials. Because the space was unfinished, our first step was to install high-quality insulation throughout the walls. This dramatically improved the comfort of the space, keeping it warm in winter and cool in summer — something that’s essential in Ontario homes.
We then framed new walls, added drywall, and prepared the layout for the separate functional zones the family envisioned: a large entertainment area, a play space, and a multi-purpose bedroom/gym.
Step 2: Durable Flooring and New Stair Treads
For the flooring, we chose luxury vinyl plank (LVP) — one of our go-to materials for basements. It’s durable, water-resistant, and easy to maintain, making it perfect for high-traffic family areas. It also provides a clean, modern look that instantly elevates a basement.
We also updated the stair treads with new vinyl to create a seamless flow from the main floor into the basement. Small details like this make a big difference in how “finished” a space feels.
Step 3: Bright, Functional Lighting
Lighting is often overlooked in basement renovations, but it’s one of the most impactful changes you can make. We installed modern, energy-efficient LED pot lights throughout the space to brighten every corner and make the basement feel larger and more welcoming.
Good lighting also helps define different zones — highlighting the movie area, the playroom, and the extra room — while maintaining an open, cohesive feel.
Step 4: Managing Bulkheads Without Sacrificing Height
Every basement renovation comes with challenges, and this project was no different. One of the biggest was dealing with existing bulkheads and ductwork that could have made the space feel low and cramped. We carefully designed soffits and bulkhead coverings to hide these elements while preserving as much ceiling height as possible.
This kind of thoughtful planning is crucial — it’s the difference between a basement that feels like an afterthought and one that feels like a true extension of the home.

After just four weeks, the transformation was complete. What was once a cold, unused space is now a functional and beautiful lower level featuring:
